Realty check: villas turn into apartments in capital

ABU DHABI — An increasing number of villas in the capital are being rebuilt as ‘villa apartments’.

Ground floors of villas, with two to three big rooms, are now being partitioned into two or three bedroom apartments.

Khalid Al Nashmi, a Saudi national, who is looking to rent such a property, is quite disappointed with what he has found so far.

“I’m looking for a two bedroom flat and I would prefer one in a villa because it’s quieter, safer and without parking problems,” Al Nashmi told Khaleej Times.

So far, he viewed five such properties and they all have the same set of disadvantages.

“They all try to cheat you by offering the hall as a living-room, which is normally a very small area without windows,” Al Nashmi said, adding that in one of the new villas, none of the three rooms – two bedrooms and one living-room – had any windows at all.

“This estate developer told me it is now common practice to turn the hall way into a saloon and charge for it as a full room.

“He was actually calculating the annual rent at Dh35000 per room, without taking into consideration the size or the position of the room,” said Al Nashmi.

The Golden Palms real estate is following the same practices. The agency has nearly finished rebuilding a one-floor villa, containing three apartments.

The partition between them is not sound proof. The entrances open straight into the living-rooms which are very small and without windows.

The owner has decided not to build the kitchen for two of the apartments.

When confronted with this issue, the Golden Palm representative said he could knock down the back wall of the property and extend the apartment up to the fence where he could fit in a kitchen. These kitchen-less two bedroom apartments are being offered for Dh60,000 per annum.

“Why isn’t the government imposing rules for renting apartments?” asks Al Nashmi.
