UAE rental disputes: Ajman resolves 1,807 cases

The Rent Dispute Committee at the Ajman Municipality has managed to resolve 1,807 rental cases remotely during the Covid-19 pandemic period.

Abdul Rahman Al Nuaimi, Director General of Ajman Municipality, informed that legal measures have been taken against erring tenants and landlords.


“If a rental lawsuit is filed without an attested leasing contract, the plaintiff will be fined three times the cost of the attestation fee,” Al Nuaimi warned.

About 770 rental cases were also referred to the judiciary during the period, he informed.


According to Al Nuaimi, the Dispute Committee tries it’s best to find suitable solutions to settle disputes between landlords and tenants, treating each case as an urgent legal complaint.

He pointed out that the Rent Dispute Committee was set up through a decree issued by Sheikh Ammar bin Humaid Al Nuaimi, Crown Prince of Ajman and Chairman of Ajman Executive Council, to regularise the rents of all types of real estate units, including residential, industrial, and commercial buildings in the emirate.

The decree specifies that a landlord cannot force a tenant to vacate a property unless he/she has violated any of the conditions of the rental agreement. The tenant is also responsible for clearing all utility bill dues, including water, electricity, gas and any other service.

Up until now, all rental disputes have been resolved in accordance with the laws, Al Nuaimi informed.
