Owner slaps parking charges on residents

AJMAN — Residents of 17 villas in a complex in Al Nuamia Area of Ajman gathered yesterday at the Ajman Municipality to lodge complaints against the owner for forcing them to pay Dh1, 000 for parking spaces, which does not find any mention in the lease contract.

The residents signed the one-year lease contract effective September 1, and paid the water and electricity deposit plus Dh1,000 commission to the real estate office based in Sharjah. The residents said the rent contract did not include any article, which obliged them to pay for the parking space adjacent to their villas.

The furious residents in their complaints, also pointed out that the buildings, despite being new, did not have proper lighting, and the water supply was poor and insufficient to meet daily consumption. Besides, the villas did not have automatic water pumps to pump water from the sump to the tanks on the terraces. The railings on balconies on the upper floors were also very low, making it dangerous for children. The Etisalat has also refused to provide the residents with phone connections since the owner of the villas had not requested the corporation for phone lines.

Abu Abdul Aziz, a resident, said since they moved into their villa on September 1, they were using the parking space without any objections, but a couple of days ago, fences were put up around the parking spaces to prevent the tenants from having access to parking by the engineer of the villas, who informed them that the owner was demanding Dh1,000 for each parking space. “My children and wife have to walk long distances to reach home and those who have handicapped persons are suffering a great deal from this kind of ill-treatment by the employees of the real estate and the owner,” he added.

Speaking to Khaleej Times, Shaikh Rashid Al Nuaimi, Chairman Of the Department of Ajman Municipality and Planning, said the civic body will not tolerate those who violate the law and exploit the public. “This kind of action is absolutely against the new real estate rules and regulations recently implemented through an Amiri decree, and enforced by the municipality’s Disputes Committee to regulate the rents of all types of accommodation in the emirate,” he said. “All owners and tenants in the emirate who have any disputes concerning the conditions of the lease contracts should refer their cases to the Disputes Committee to solve the problem in a fair manner,” he added.

Shaikh Rashid said the committee would immediately hold a meeting headed by its chairman Obaid Ali Al Muhairi to discuss the complaint and find ways to tackle the problem.
