The latest data released by real estate consultancy Cavendish Maxwell showed that Dubai South is the most economical area to rent a studio and one-bedroom apartments, while International City will cost the least for a two-bed room one.

On the other hand, City Walk, Downtown and Palm Jumeirah are the costliest places in the emirate to rent an apartment, where two-bedroom costs over Dh100,000 per annum.

Average apartment rents declined 16 per cent over a 12-month period from fourth-quarter 2019 to the end of 2020. They declined four per cent on a quarterly basis.

Villa/townhouse rents were lower by 1.7 per cent on a yearly basis.

“With greater supply and the increased possibility of cost savings on rents, the market continued to be governed by tenants in the last quarter of the year. With an abundance of options now available at more affordable rates, many tenants have chosen to move into bigger spaces or better communities, or both,” said Cavendish Maxwell.

“On a yearly basis, the steepest declines in rents were observed in communities such as Al Furjan, Dubai South, International City and Jumeirah Lakes Towers,” it added.
