Rents in Dubai have been consistently falling over the past few years due to oversupply in the market. Data showed that rents dropped as high as 17 per cent in some areas of Dubai in the third-quarter alone.
Industry analysts and executives are predicting a further drop in rentals in 2020 and 2021 as oversupply will keep the rentals under pressure and make it a tenant-friendly market.
Rents for a one-bedroom apartment in Dubai start at Dh20,000 in the ‘Old Dubai’ area and go as high as Dh110,000.
Based on the latest third-quarter data by Asteco, below is the list of areas where the tenants find the cheapest rents in Dubai for a one-bedroom apartment. The areas have been divided into three categories – Affordable, Mid-to-High-end and High-to-Luxury-end:
Most affordable 1BHK homes in Dubai
•International City is the area to look at for a very affordable apartment. Rents start at Dh20,000 and go as high as Dh32,500 for a one-bedroom flat.
•A one-bedroom flat in Deira costs between Dh25,000 to Dh50,000 a year.
•Rents for a 1BHK in Jumeirah Village start at Dh26,500 and go up to Dh60,000.
•A one-bedroom apartment in Dubai Sports City costs Dh27,500 and goes up to Dh45,000.
•Discovery Gardens has also been categorised as an affordable area with offers on one-bedroom apartments between Dh32,500 to Dh50,000.
Mid-to-High-end
•Jumeirah Lake Towers (JLT) offers the cheapest rent for a one-bedroom apartment in this category, with rents ranging between Dh32,500 to Dh65,000.
•Rentals in Business Bay and Dubai Marina range between Dh37,500 to Dh65,000.
•A 1BHK in The Greens will cost Dh40,000 and go up to Dh70,000
•Rents in Jumeirah Beach Residence range between Dh50,000 to Dh75,000 a year
Mid-to-Highend
•You could rent an apartment Downtown and Sheikh Zayed Road between Dh45,000 to Dh85,000.
•Rents in financial district DIFC range between Dh55,000 to Dh95,000.
•Palm Jumeirah is one of the most expensive areas with a one-bedroom apartment starting at Dh60,000 and can go as high as Dh110,000.
