New law drafted for housing rents in Dubai

A new rent law proposing to standardise the relationship between tenants and landlords in Dubai has been drafted.
According to Ahmad Saeed bin Mashar Al Muhairi, Secretary General of Supreme Legislation Committee in Dubai, the law is expected to come into effect before the end of 2018.
The law is meant to protect the rights of tenants and landlords as well as increase competitiveness in the real estate sector in the emirate.
Al Muhairi detailed that the law classifies rental contracts into four types of property: residential, office, commercial, and industrial. 
The law also provides a standardized mechanism for increasing rents in both residential and commercial properties. 
Gradations between commercial properties according to location and facilities provided have also been taken into consideration in the new law.  
The new law will also specify the circumstances under which the lessor can be evicted. Clear legal provisions will be set to eliminate disputes in this matter. 
Real estate developers, tenants and lessors were all consulted with respect to the law. Government agencies are now weighing in on the proposal draft. 
A legislation package aimed at increasing business transparency and competitiveness is also being prepared by the committee. The focus of this package will be to continue to create an attractive environment which will nurture local and global investments in the long term. 
The Supreme Legislation Committee was established pursuant to Decree No. (23) of 2014 Concerning the Supreme Legislation Committee in Dubai issued by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai.
