Ajman rent body resolves 23 owner-tenant disputes

AJMAN — Ajman Municipality's Rent Dispute Committee recently reviewed and resolved 23 disputes between owners and tenants.

Speaking to Khaleej Times, Hamad Al Sanad, Administration Director of Ajman Municipality, said that the rent dispute committee was set up through a decree issued by Shaikh Ammar bin Humaid bin Rashid Al Nuaimi, Crown Prince of Ajman, to organise the rents of all types of real estate including residential, industrial and commercial buildings in the emirate.

He said all the disputes were resolved in accordance with the law included in the decree which stated that an owner of a real estate is not allowed to raise the rent by more than 20 per cent at the end of the agreement, and can't ask the tenant to vacate any type of real estate unless such a renter was found to have violated the conditions of rent agreement that he or she signed at the time of renting such real estate. The renter is responsible for paying bills of all utilities including water, electricity and gas and other services that are provided.

Al Sanad said that the committee was set up due to the massive increase in investment in the field of real estate as there are many buildings and shopping constructions being undertaken by investors who are intending to rent out such buildings. It also aims at forcing the law, which is organising the regulations of rent to protect the owner and the renter's rights to cope with the infrastructure development in the emirate.

He stressed that the dispute committee is making great efforts in compromising disputes between owners and renters who should refer their case to it as it is considered a powerful authority that is authorised to implement the rent law in the emirate. The committee is treating the dispute cases as urgent legal complaints.

The committee is not implementing the law on cases of renting farms and its houses, watchmen's rooms, labour camps, rooms and suites of the hotels, auditoriums and halls, and stalls and children amusement rides which is part of a festival or related activities.
