What marks the maturity of a property market is when it hosts the whole gamut of options - right from swanky, uber-luxury mansions and penthouses worth several millions to affordable homes which fit the budget of the first-time buyer. Dubai has traditionally been top-heavy in the property pyramid, with developers largely catering to the luxury end of the market.

singhEven as that is changing with a move to affordability, Dubai property remains a global hotspot for the rich and famous. We round up some of the most expensive properties currently listed for sale in the Dubai market, and what makes them worth the multi-million-dollar price-tags.

A disclaimer here: With most high net worth buyers preferring to remain discreet about their trophy investments, details of some properties were hard to come by. We're listing what is officially in the market as of December 19, 2016.

One of the most expensive properties currently up for sale in Dubai is a penthouse in the Habtoor City Residence Collection for a whopping sum of Dh200 million. With the recent opening of the Dubai Water Canal, this penthouse is hot property and has been listed with Aurum Real Estate for about 25 days now.

"The property is unique as it's the only quadruplex [four-level] penthouse. It boasts a massive 30,000 sqft in the form of seven bedrooms spread across four floors. There are two water features/private pool with Jacuzzi, in-house gym, sky garden terraces, in-house home cinema lounge, in-house office, a top floor sky lounge and private elevator," says Mahendra Singh, managing director of Aurum Real Estate.

Besides location, what makes a property tick is the views it offers. This penthouse has views of the Dubai skyline, Dubai Water Canal and the Arabian Sea. Located in the Noura tower in the Habtoor City Residence Collection, which is still in its completion stage, Aurum Real Estate has a presentation available for interested buyers with renderings, designs and finishes.

Who's buying at that price?

For those looking for a more 'grounded' abode, there is also a 23,000 sq ft six-bedroom mansion worth Dh175 million in the L sector of Emirates Hills. Listed with luxury property brokerage LuxHabitat, this villa has all the swanky trappings you can think of - private elevator, seven allocated parking slots, private Jacuzzi, gym, games room, cinema room, maid's rooms, driver's rooms, open kitchen equipped with stove, fridge and dishwasher and two back kitchens, two laundry rooms.

The home is also equipped with state-of-the-art home technology, allowing control from a smartphone. What of the views, you may ask - the Montgomery golf course and the Dubai skyline. Nothing to complain of!

Speaking of Emirates Hills, the owner of a villa in E sector has his property up for sale for Dh143 million. It has been listed with PH Real Estate for nine weeks and the owner wants to sell since he is moving to his penthouse in Business Bay.

It six bedroom suites, an elevator, staff accommodation for eight maids or drivers and an infinity pool.

"The key selling points are in the build quality. Materials were imported from every corner of the earth. The kitchens were hand-crafted and brought in from Germany, the marble flooring is Italian and the landscape company were invited to do this house as a showcase signature project. This is a house for someone who actually understands luxury and not for someone asking about 'price mylesper square foot'," says Myles Bush, CEO of PH Real Estate.

For those a 'little' short on cash
The Palm Jumeirah is also the playground of the rich and famous. No wonder then that a six-bedroom villa located towards the tip of the frond in Palm Jumeirah is available for Dh67.5 million with Knight Frank.

Imagine waking up to views of the Burj Al Arab and the Arabian Sea. The property has been refurbished to offer a built-up area of 13,750 sq ft and includes a triple garage, staff accommodation, gym and a private infinity pool.

"It's been on the market for six weeks - so viewings have only just begun and at this time of year, they are starting to slow down. A lot of demand is coming from European buyers. The owner remodels and renovates properties - this is his second property," informs Anne Ogilvie, associate partner, UAE residential sales at Knight Frank.

Other features include Greek marble flooring for all public areas, wood flooring for all bedrooms and gym, smart home technology, German-manufactured kitchen cabinets, Miele appliances in the show kitchen, gas fireplace and two car lift mechanism garage.
